We provided a £206,000 bridging facility to support the purchase and refurbishment of a six-bedroom detached property in Liverpool that had been vacant and in a dilapidated condition for more than a decade. The 12-month residential bridging finance facility allows the borrowers to undertake a comprehensive refurbishment before refinancing onto longer-term finance.

The property presented several challenges at the outset, having remained unoccupied for more than 10 years. Significant quantities of rubbish and personal belongings remained inside the property, while extensive remedial works were required, including the removal of damp plaster and rotten timber flooring. Despite its condition, the property represented a strong value-add opportunity. Originally appearing to be a four-bedroom detached house, it had subsequently been extended to provide six bedrooms across two storeys. Its location also offered good access to local amenities, schools and public transport, supporting the borrowers’ longer-term rental strategy.
The borrowers have more than 20 years of experience in the construction industry and are undertaking the majority of the refurbishment works themselves. They have also committed approximately £100,000 of their own funds to the project, demonstrating significant commitment to the scheme. The project is already progressing, with the borrowers having cleared all waste from inside the property, removed the damp plaster and rotten timber flooring, and cleared approximately half of the waste from the front and rear gardens. The next phase of works will include specialist electrical and damp-proofing works, alongside landscaping and the removal of the remaining external waste. Once refurbished, the property is expected to generate healthy rental income, with the borrowers’ planned exit being a refinance onto longer-term debt.
