I’ve recently completed the refinance of a second-charge bridging loan and had a very positive experience. Another deal completed with the ever professional Black & White. This time, what on the face of it looked like a straight forward transaction turned into anything but! During the process my client decided to change the entire structure of the deal meaning all the paperwork needed redoing. Instead of moaning B&W cracked on and produced the necessary docs without complaint. The client then did it again and again B&W rose to the challenge with barely a murmur. Then to cap it all three days before drawdown there was a change in purchase price so yet again more changes were needed. Very complex deal on a long leasehold apartment block with 15 TR1s already pending at land registry so we had to use indemnities and undertakings. A pending AN1 that had to be removed, again by undertaking to allow for completion. Throw in a mezz and a dev loan exit to the bridge but we got it over the line at 18:50 on the Friday. Despite the 5pm deadline set by the existing senior debt provider. Big shout out to Damien, Oli & all the team at B&W. Now these two deals have completed we go again!

B&W bridging offered really good communication from the outset, approved a development finance where other lenders had turned down at competitive rates. Najma and the B&W team were fantastically helpful, and I would have no reservations about recommending and dealing with B&W again.

Timescales were tight for completing a purchase for client who had committed to buy at auction after been delayed by slow replies and updates with a different lender. Approached Black & White as a local to both broker and property , terms issued and agreed with completion as expected, total time turnaround c 14 days!

One thing to watch out for is their 180-day valuation, which may not always align with the current market value. Overall, a solid lender with good terms, but attention to detail is key.

Worked with the team on a bridging loan where they stepped in after another lender let us down. They were flexible and took a commercial view and a regular flow of communication all round meant we got this deal drawn as quickly as possible and met the clients needs on this refinance.

B&W Bridging provided a bridging loan for one of my clients who was in a scenario where there was a couple of hurdles where each on their own would minimise available lenders, but put them together and there wasn't many options at all.
